How does the Platform work?

Before publishing a new project on the platform, our team identifies and conducts research on real estate investment opportunities you can access and fractionalize them into tokens. For each real estate project, a special purpose vehicle (SPV) is set up to which the investors participating in that campaign will join. The amount you invest will affect your ownership percentage of the business. After that, you will receive the digital property titles in tokens.

The first step to invest on the platform is to register and verify your identity. Profile verification is needed for ‘Know Your Customer’ (KYC) and ‘Anti Money Laundering’ (AML) procedures purposes as required by the applicable legal provisions, to start making investments on the platform. Once your profile has been verified, you can start investing.

Choose the desired campaign and click the “Invest” button. Stock.estate calculates the share-quota of the real-estate property related to the number of shares in the SPV representing the purchased non-fungible tokens (NFTs); you can purchase one or more tokens with fiat or crypto-assets [the minimum investment unit is 1 token = 1.000 euro]. The selected amount will be deposited in the SPV in the process of being set up bank account (either directly, either using a crypto payments service provider or a similar entity).

Every investor has at disposal a reflection period of four days during which he is able to revoke his participation. If the fundraising campaign does not reach the set target by the end of the campaign, the invested amount will be returned in full to the investor.

When the fundraising is successfully closed, every investor will receive the SPV paperwork to be remotely electronically signed within five days from the notice. At this point you are a shareholder of the SPV on a pro-rata basis proportional to the investment made.

The SPV will sign the sale-purchase agreement through which the property rights of the real estate property (in development or developed) are transferred from the Developer to the SPV.
